SPACE RENTALS


3,500 sq. ft. open modular loft space surrounding a low raised stage with professional lighting and sound. High-ceilings (14’), huge floor-to-ceiling windows (SE exposure), and dark hardwood floors, with all furniture on wheels allowing for versatile orientation. Unique aesthetic combines collegiate chalkboards with vintage primitive masks and unique art. Red floor-to-ceiling theater curtain allows division of the space in half. Separate concessions area enables drinks and snacks, large full kitchen allows small-to-medium catering events, and projector with large electric screen and integrated sound system allows for screenings and remote meetings. Several nooks surround the main area, including a light-filled garden area, office, isolated dining area, and comfortable sound recording booth. Easy load-in access with driveway immediately leading to freight elevator.

Pricing Structure

Music/Performance Based Events + Private Parties:

$650/ 5 hour event up to 50 people (setup time can be outside the 5 hours & coordinated with Prototype on flexible schedule prior to event)

  • Deposit of $250 due 2 weeks prior to date of event

  • An additional $100 will be charged for every additional 10 people after 50

  • Discount of $150 available for a weekday event (Sun-Thu)

  • +50 for door person (we suggest you provide your own since all door sales belong to the renter)

  • A $100 cleaning fee will be charged if the place is left a mess. Renter’s cleaning responsibilities are outlined in our rental one sheet.

What’s included:

  • Full use of main space, kitchen, bathrooms, & equipment. See our tech sheet for a full list of amenities.

  • For-purchase concessions & concessions manager (Prototype keeps all concessions sales)

  • Host for day-of logistics & questions

  • Sound person (if needed)

  • Use of freight elevator for load-in & load-out for producers, vendors, performers (attendees should use stairs unless there are access requirements)

  • Marketing support: Once you supply us with marketing materials, we will share to our Instagram story & newsletter

  • Availability of a separate loft space that comfortably sleeps 3 people- additional $75/pp

    • Loft includes Japanese futons, couch, roku tv, fans, limited closet space

Photo/Video Shoots:

$120/hr. minimum 3hrs. + $75 tech fee (if needed: projector, mics, sound system, static stage lighting)

*Please note that due to the nature of our space, total quiet is not guaranteed

Workshop or presentation under 30 people:

$100/hr. minimum 2hrs. + $75 tech fee (if needed: projector, mics, sound system)
